Factor both numbers and look for unique non repeated factors.
Multiply the unique non repeated factors to find the Least Common Multiple

$10 = 2 \times 5$
$8 = 2 \times 2 \times 2$

There are three unique factors of 2. 10 has 1 8 has 3 so the 1 factor of 2 in 10 is repeated in the 3 factors of 2 in 8 .

There is 1 factor of 5 so

The Least Common Factor = $2 \times 2 \times 2 \times 5 = 40$
