Let one side =#x# so the other side is #4x-4#
The area is # x(4x-4)=24#

#=> 4x^2-4x=24#

#=> 4x^2-4x-24=0#

#=> x^2-x-6=0#

#=> (x-3)(x+2)=0#

#=> x=3 or x=-2#

As it is a length it cannot be a negative value so #x=3#
As#24/3=8# the other side must be 8.
