To solve this problem we must play with multipliers for 12 (1x12, 2x6 3x4) which also add to #1#:

#(x + 4)(x - 3)#

#(x-3)(x+4)# is the answer

First, multiply #12# by the coefficient of the square, i.e

#12 * 1 = 12#

Now use two factors of #12# to get #1x# either by adding or by subtracting the factors.
